Koukouli House is a contemporary, stone house. It was built in accordance with the traditional Zagorian architectural style and completed in 2002. The building materials of the past; wood and stone, provide the skeleton of the interior design but the furnishings are modern and luxurious resulting in a wonderful blend of old and new which makes for an incredibly relaxing and beautiful environment. The property is surrounded by a breath taking views and where possible, the external drama is brought inward, large windows capture the magnificence of this incredible landscape.

The property is built on a slope of a mountain, so both levels have access to the surrounding gardens. On the upper level there is a sun-filled living room with a fireplace, wooden floor and comfortable sofas, Satellite TV, DVD and Stereo. A large plate glass window offers a beautiful, uninterrupted view of the mountains and the Vikos River below which one can gaze at whilst the fire spits and crackles in the hearth. Directly off the living room is a well-equipped kitchen with all modern conveniences including espresso machine and electric toasted sandwich maker.  Also on the upper level is a comfortable master bedroom which opens onto its own covered terrace and a separate bathroom.

Wooden steps lead down from the living room to the lower level into a traditional stone-built bedroom with two double beds and a fireplace. This feature was a common feature in homes in the past and was a way for the family to keep warm throughout the long winter nights. It now provides a fabulous room for children to sleep in but can also accommodate two adults easily. Adjoining this bedroom is a third, wooden-panelled bedroom with one double bed. There is also a kitchenette and a bathroom on this lower level which give the house a level of independence if two families are holidaying together.  It is worth pointing out that in order to access the upper level from the third bedroom the traditional stone-built room must be passed through.

The house is surrounded by a mature garden with many stone terraces and shady areas for relaxing and dining. A stone pathway leads through the trees to a peaceful spot with a wooden bench which is perfect for reading or observing the many rare species of birds.

The house takes its name from the village of Koukouli which is in the area of Zagori and only a 35 minutes drive from Ioannina airport and 2 hours 35 minutes drive from the airport in Preveza. It is located at the Southern end of the Vikos Gorge at an altitude of 900m. The Vikos Gorge has a length of about 20 km, an altitude that ranges from 450 m to 1.600 m and a width from 400 m to some meters at its narrowest part and is listed as the deepest gorge in the world by the Guinness Book of Records.

The village of Koukouli is surrounded by rare species of flora and fauna and as such is protected by the Vikos-Aoös National Park System. The village is also host to small, botany museum, one café and two tavernas. Koukoúli is strategically located in the middle of the Zagorian area, allowing easy access to all the main trekking paths and places of interest.

Koukouli House is very well equipped with washing machine and also comes with 6 mountain bikes, an assortment of trekking maps and a hand held GPS.

It is a super property for guests who are searching for an alternative holiday in an area of spectacular beauty and offering a huge amount of outdoor activites. The sea is 1.5 hrs drive away but there are many rivers to cool down in on a hot summers day.
