When can we arrive and depart?

Villa hire periods are for a minimum of one week. The day of arrival can be flexible though some villa owners insist upon a Saturday to Saturday arrangement.

How much and when do I have to pay?

All prices are quoted for the rental of the entire villa and are usually quoted in Euro. The deposit is usually 40% of the cost of your villa and is payable immediately in order to confirm your booking. The balance is payable 8 weeks before departure. Late bookings (up to 8 weeks before departure) are payable in full. Please ensure that you send payment in sufficient time for us to pay-in and clear your payment through the banking system, otherwise your booking will be cancelled and you will be liable to pay cancellation charges as shown below.

What are the arrival and departure times?

In general, the arrival time is from 3pm unless stated on your reservation. Please do not arrive any earlier as time is needed to clean the villa thoroughly before you arrive. You must vacate your villa by 10 AM on the day of departure.

What is provided with the villa?

Bed linen and bath towels (but not beach towels) will be provided. The kitchen will be well equipped with crockery, cutlery, cooking equipment and utensils, oven, fridge and in some cases dishwasher and washing machine.

Are utilities included?

Gas, electricity and water are included. Heating in the winter months and telephone are not included and must be paid for before departure to the owner.

How often will my villa be cleaned?

Your villa will be cleaned and prepared for your arrival.Most villas have twice weekly cleaning. The cleaning frequency is written on your booking form. Please feel free to contact us to ask if you are unsure.

What optional services can we request?

How can we book and pay for our villa?

Our website allows you to view the villas that are available each season. Once you have selected the villa of your choice, simply email us, complete the enquiry form through the website or telephone us. We will confirm availability and we will send you a Booking Agreement for you to sign and return together with your booking deposit. We can accept Euro and Sterling payments via your debit/credit card, or by bank transfer.

What happens once we have made a booking?

When we receive your deposit into our HSBC company account, we will send you a receipt. The completed Booking Agreement will be returned to you. Two months before your arrival, we will send you an invoice for the balancing payment. At this point, we will also send you an information booklet about your villa. Please check this carefully when you receive it. This gives you travel instructions, your villa address and a contact number plus lots of information about the area.

Is my payment protected?

Yes. All payments made via bank transfer and/or credit/debit card are protected by The Association of Bonded Travel Organisers Trust Limited (ABTOT) provides financial protection under The Package Travel and Linked Travel Arrangements Regulations 2018 for Pretty Greek Villas Limited, 5514 and in the event of their insolvency, protection is provided for non-flight packages and accommodation only bookings.  

ABTOT cover provides for a refund in the event you have not yet travelled or repatriation if transportation was included in your package.  Please note that bookings made outside the UK are only protected by ABTOT when purchased directly with Pretty Greek Villas Limited

Is there a deposit to be paid for breakages and damage?

You will be required to pay a deposit, the amount is stated in the letting agreement, unless otherwise requested, to the owner upon arrival. This will be refunded to you at the end of your stay minus any breakages or damage to the property

Are there any other taxes charged separately?

As of January 1, 2024, all hotels and villas in Greece are required to implement a new environmental fee defined as the Climate Crisis Resilience Fee. This fee was established under Article 30 of Law 5073/2023. It is Euro 10 per day per property from March to October. Since the Fee cannot be included in the holiday price presented by travel operators or agents, we will collect this Fee with the balance payment for the villa.

What happens if I want to change or cancel my villa booking?

We are authorised to accept notice of cancellation on behalf of the service provider. You, or any member of your party, may cancel your arrangements at any time providing that the cancellation is made by the party leader and is communicated to us in writing by email. Cancellation is subject to the service provider cancellation policy. The cancellation charges set out below are typical, however, service providers may set different charges generally or in relation to particular bookings. We will advise you at the time of booking of any different cancellation charges which apply to your booking.  You should have travel insurance to cover against cancellation risk.

If as a result of the COVID-19 pandemic, there is an official government ban on travel from your country of residency in place at the time of your booked arrangements, you will be entitled to transfer your booked arrangements within an 18 month period.

The following cancellation rules will usually apply:

Cancellation at least 120 days before the start of the rental period, 30% of the Rent will be reserved
Cancellation within 91-120 days before the start of the rental period, 40% of the Rent will be reserved.
Cancellation within 61-90 days before the start of the rental period, 65% of the Rent will be reserved.
Cancellation less than 60 days and until the start of the rental period, 100% of the Rent will be reserved.

For any other services that we have arranged on your behalf, the cancellation policy of the service provider will apply.

Do I need to take out holiday or travel insurance?

We consider adequate travel insurance to be essential. You must ensure that you and all members of your party will obtain suitable and adequate insurance cover prior to travel. As a minimum the travel insurance you obtain should provide adequate cover for cancellation by you, the cost of assistance (including repatriation) in the event of accident or illness, and loss of belongings. 

Enhanced Covid-19 Cover is offered by some travel insurance companies. 

Please note that travel insurance cover is not effective until all premiums are paid in full. Please read your policy details carefully and take them with you on holiday. It is your responsibility to ensure that the insurance cover you purchase is suitable and adequate for your particular needs.  We do not check insurance policies.  

Do I need a passport?

You need a full 10 year passport to travel to Greece. It is advisable to carry this with you at all times since under EU legislation, citizens are required to carry photographic identification.

Can I take my pet on holiday?

With the introduction of pet passports, your pet may travel throughout the EU. However, please check with us to ensure that your villa owner will accept pets.
