Villa Carmella is situated on the east coast of Lefkas, 16km from the main town of Lefkada. The villa is located such that it is surrounded by nature and serenity but within easy reach of the mainland, Preveza Airport, water activities, mountains, waterfalls and the famous pure white sand beaches that have been voted some of the best in Europe. The local villages are known for the bars and restaurants, catering for all different tastes and a variety of different cultural cuisines. At the traditional ouzeries and coffee shops, the Greeks love to show off their warm hospitality and traditions.
Whilst being surrounded by the traditional Greek olive groves and Cypress trees, the area brings a Tuscany feeling to villa Carmella. Beyond the lush green forests is the spectacular view of the Ionian Sea with the famous islands of Madouri directly in front, Scorpios to the right and Sparti to the left. Tucked away behind these little gems is the larger island of Meganissi. These islands are steeped in history, each one telling its own story of times gone by. They create a place that is ideal for sailing enthusiasts and is in general a famous area for yachting.

Plot and concept
Villa Carmella is created on an extensive 5,200 sqm plot, with interiors of 215 sqm and outdoor built space of 435 sqm.
Ingeniously designed, using natural materials and a variety of textures, it presents itself in keeping with the traditional surroundings whilst oozing in style and luxury.
Villa Carmella consists of the main villa built on 2 levels. Protruding from beneath the ground level of the villa is the pool level. Consisting of 7 bedrooms, large living areas both internally and externally, and extensive outdoor areas, the villa and grounds provide a unique opportunity to achieve perfection.
The project is in its advanced construction stages, while the completion date is set for April 2021.
Ground floor
Upon entering, a large living & dining area greats you with an unrivalled backdrop of the blue Ionian Sea and the ever-changing colours of the Acarnanian mountain range. The living area has large comfortable sofas and coffee table, the dining area has a design teak dining table and between them there is a 65” TV with a sound bar.
To the right of the entrance is a stunning kitchen area with breakfast bar. It has been cleverly designed to optimise all the area to the maximum with views to the forest on the back side of the villa, whilst keeping everything minimalistic.
To the left as you enter is a walkway to the sleeping area and guest toilet. A total of two double bedrooms, one with full ensuite bathroom, a second bedroom with ensuite shower and washbasin, both which have been created and furnished using natural materials to bring forward a feeling of calm and serenity.
Out from the ground level, a large living area with built in seating around the edges offers a perfect view below to the infinity pool and grounds as well as the perfect spot for generally watching the Ionian Sea and the playful sun changing the colours of the mountains.
First level
This entire level is dedicated to the master bedroom and amazing external areas. The spacious room is complete with en suite bathroom, a sea view shower, walk-in wardrobe, and minibar facilities with glass doors leading onto the terrace.
A spectacular outdoor terrace runs both in the front of the villa and also down the side, therefore offering the amazing views, not only of the sea and islands in front but also of the green forests behind. The terrace has a large table and the gazebo with mosquito nets offers shade from the midday sun and the possibility to sleep together with nature.
Pool level in front of main villa
This level is designed starting under the main villa and protruding forward. It consists of two double ensuite bedrooms that are to the left of the outdoor kitchen dining area and underneath the external balconies of the main villa, and two double ensuite bedrooms to the right, hidden underneath a green roof. The rooms have been designed to use the tricks of light to show the spaciousness and brightness.
The outdoor kitchen and dining area shows off al fresco dining at its best. Views of the grounds, pool and sea make the perfect setting for gathering around a unique large teak table that comfortably seats 14 people.
Beyond this is the exterior lounge area that surrounds an incredibly designed 25m long infinity pool which has sunken seating at one end and a modern fire pit.
The villa has been built on extensive grounds so therefore has many outdoor areas, both built and landscaped. Behind the villa, two hanging “cocoon loungers” have been positioned under the big trees in order to provide a perfect opportunity to relax and take in the Tuscany feel of the green surroundings.
On the side of the villa there is an extra dining table where guests can have dinner in open sky surrounded by trees.
In front of the villa and pool are extensive grounds which are spacious enough to create an area that would be suitable for event and ceremonies.
On the left and right side of the villa, loungers are placed under the olive trees.
In the far left side of the plot, the grounds have been created to accommodate staff quarters with sleeping and washing facilities in a discrete corner which is not seen from the villa.
