This noble residence is set above the town of Dapia in the pine-wooded hills with spacious surroundings and expansive views over the Saronic Gulf with the islands of Hydra and Dhokos unfurling before you. Away from the hustle and bustle of life below, the property exudes calmness, privacy and a sense of space.

The property consists of a main house on 3 levels, and 2 separate guest houses. The accommodation is very flexible allowing for 12 guests to be accommodated very comfortably, and the possibility of 1 or 2 extra guests (see prices below). 

In the main house are four bedrooms. On the upper floor is the master double bedroom with elegant terrace overlooking the sea, and with outside steps leading to all levels of the house below. The guest bedroom has a double/twin bedroom and its own bathroom with WC and sink. In between these two bedrooms is a full-sized marble bathroom with bath and shower. 

On the lowest level of the property are two further bedrooms. Both have double/twin beds and there is a further single bed available for the 4th bedroom. On this level there are 2 bathrooms each with shower and WC.

On the ground floor level of the main house are the reception areas - each interconnected. A comfortable and spacious living room with large fireplace and beautiful views over Spetses town and the sea. From the living area, you can access an elegant and private terrace with superb views over the town and bay. A formal indoor dining area, and then through to a very spacious and well-equipped family kitchen with dining area. Doors lead to the outside terrace for easy access to the outdoor dining area. 

There are two guest houses, each with their own separate access. Both have the same design. On the upper level is a double/twin gallery bedroom, below is a living area with sofa bed, kitchenette and bathroom with shower. 

The outside areas are very spacious. There is an outdoor dining area for 12 guests shaded by the huge old pine trees. The swimming pool terrace is set in sunshine with an eagle eye’s view over the bay. There are 8 sun loungers and other recliners that guests can use. 

The property is very private and quiet. It is located in the Agios Konstantinos area above Dapia, the main town of the island. You can walk up within about 15 mins, but we would recommend quad bike, scooter or even e-bike for those who are reasonably fit. 

Please note since the photos have been taken, the villa has had new double/twin beds and/or mattresses fitted, new sun loungers, new air-conditioning units and glass shower screens for the bathrooms.

We had the very best of times at the Spetses Mansion. It was one of the most beautiful places I have ever stayed in and the owners had thought of everything to give the guests maximum comfort. We have no complaints at all, quite the reverse, many many compliments! We were a party of twelve, extended family, my brother and I, our spouses and all our children and some partners. We were all so happy to be together in such a beautiful space. It was such a privilege to be in what is clearly a family home with many beautiful treasures. One day we would love to return!! Please can you pass on our thanks and comments to the owners.
